The Inspection

I inspect all readily and safely accessible areas of the home. This includes the roof, exterior, grounds, attic, basement/crawlspace, garage, foundation, electrical, HVAC (furnace & A/C), plumbing, fireplace, egress, built-in appliances and interior (includes windows & doors). All of this will be compiled into a PDF report that can be delivered anywhere in the world within 24 hours of completing the inspection. The report is in-color and includes pictures with arrow and circles to emphasize notable defects. If you prefer, printed reports are available.

The inspection is not pass or fail but rather a “snapshot in time” of the home’s condition. A home inspection is a visual examination of the home’s physical structure and installed systems. Because I can only inspect what I can see, I cannot account for anything hidden from view (such as things obstructed by furniture, personal belongings or components behind walls or below ground). The defects I find during my inspections are those that were present at the time of the inspection. While I will do my best to identify potential future problems and suggest preventative measures, the client will experience future issues in the house that cannot be predicted by the inspection process.

While I encourage you to be present, you do not have to be. I will say, by being there we are able to discuss what we are seeing as we go along versus reading it in a report for the first time.

Most selling agents will encourage sellers to vacate during our appointment, however, there are times when they are present.

In short, no. Code deliberately changes every three years to set the minimum standards for construction methodologies. Therefore, unless the home was built within the current three- year timeframe, those standards have changed and only apply to the construction process.

Pricing & Payment

I use the age and square footage of the home to determine the price of the home inspection itself and this price does include a garage. From there, we will discuss adding ancillary services to the home inspection such as a wood-destroying insect inspection, radon gas testing, etc. and the cost of each will lessen as more are added; think of them as 'package deals'. If the property has more than one garage or outbuilding, we can inspect them for an additional fee which is based on whether the additional buildings have utilities or not. Our pricing is competitive, we offer several discounts and coupons are available at many Real Estate offices.

We accept all forms of payment, i.e. cash, check or card; though checks are preferred for good recordkeeping. It is important to note that home inspectors are paid before the inspection report is completed and delivered. Unlike others involved in the transaction, we do not get paid when the deal closes, but at the inspection.

Scheduling

No; we will find a time that works best for you and submit the request to inspect through our online scheduling app. When the request is confirmed, access information will be provided and from there we move forward with the inspection. Note, every once in a while our ideal timeframe is not convenient for the seller and we will be asked to choose another day and/or time of day.
